Yesterday I visited this beautiful city under development near Pune called as "Lavasa City"

Just look at the glimpse of the city & u would love to visit it ...

its amazing ....




~28 kms from Pirnghut ... u can ride on to the best roads I hv seen in Maharashtra !!!! with complete street lights as u enter the city ... with near & clean road edges (at least i hv not seen it anywhere in Maharashtra !) .. plus mirror fitted on the turns to see the upcoming traffic ... with one level of road u will not feel a millimeter of ditch on it !!!

damn good to see such thing built in such a short span of time :-)

suggest to visit and take a feel .. u can also book a stay there .. but better to do it in advance .. same for the lunch or dinner ...

My recommendation is to visit this beautiful temple which is very near to Pune for a day trip at year ending 2010-2011

Existing home loan transfer case study

Case study: Loan amount 20 Lacs, existing ROI 10.5%

home loan with a IDBI bank which charges 10.5% interest rates. Also they allow part-payment facility only once in a quarter (maximum 25% of outstanding principal in a year) + IDBI has trick to say that if you do your part payment at 15th of the month, it will get effected from next month !! so they make sure to charge you for the next 15 days of interest !!!!

Option 1: Transfer loan to HDFC home loan scheme of 8.25% for first two years

To fore-close existing loan IDBI BANK charge is %, therefore for loan of say 20 Lacs,
fore-closure charges of IDBI = 2% of 20 lacs = 40,000 Rs.
10.3% service tax on the same = 4,120 Rs.
Total fore-closure charges = 44,120 Rs.

Application to HDFC
Processing fees = 10,000 Rs.
Stamp duty = 0.2% of 20 lacs = 4,000 Rs. (+tax10.3%412 Rs)=4,412 Rs.
Total cost of application = 14,412 Rs.

Total cost of loan fore-closure + transfer = 44,120 + 14,412 = 58,532 Rs.

So if one keeps the EMI same as previous bank then sure he will save ~7 installment which is equivalent to ~2,30,000 Rs. which effects into reduction of my loan tenure and net effect even after re-paying cost of transfer he will be able to save ~1.7 Lacs.

So what benefits you get
1) flexibility of part-payment, & as it is paid effect on interest taken care of (note IDBI is not doing this)
2) u can see loan details on-line (for IDBI, they are not still ECS also, so no way u can know abut ur home loan status, unless specifically asked and for that u need to go there)
3) get minimum benefit of over a lakh of rupee which is worth considering
4) IDBI - no ECS available so u need to give lot of cheques signed !!!! post dated .. and if there is a mistake then !!!! of course u need to pay off for that !!! HDFC - no doubt they provide ECS

MORAYA GOSAVI SANJEEVAN UTSAV




Starting from today there will be three days UTSAV in Chinchwad gaon (Pune, Maharashtra) which is celebrated every year with many cultural programs as well as there is big MELA in Chinchwad gaon.

So its time for me to enjoy the celebrations for Saturday and Sunday :-)

Will sure post some photographs for all readers, which will provide a glimpse of what u can see in this Utsav.

Just to mention that Chinchwad gaon is famous for being auspicious stay of Saint Morya Gosavi who was a devotee of Lord Ganesha. The Ganesh Idol which he found in river (Swayambhu) is situated in famous Ganesh temple in Chinchwad.

Here is combined photo off thousands of things available in Mela (UTSAV), its anything and everything available there :-) Sweets, Masks, Toys plastic ones, Toys traditional ones like thick paper sword coated with silver / gold colour lining ! funny caps, noisy funny whistles (generates hard typical funny noise), Balloons, story books for children and the most chapples, purse, ornaments, cloths for girls, rest for the housewife's cutlery, fancy tableware, plastic bins .. what not .. and now a days u can see the most famous LED lights :-) they are every where these chinese LED lights are rechargeable !! and can be directly accommodated in regular bulb socket !! that merely costs ~90 Rs, same small battery costs ~40~60 Rs !!! I do not know really how much energy efficient these gadgets are as well as their reliability !!!! since most of them will be blown off soon !!!! anyway but like long back I use to see these digital watches in the Utsav (Jatra ACA in local language) which now a days cost mere 20 bugs .. like that this shows future trend always :-)
